What we paint

OP Painting is a licensed and insured California painting company, CSLB #1118200, working across the greater Sacramento area since 2008. Our crew does the preparation as well as the painting — patching, masking and sheeting matter as much as the finish coat, because a paint job only lasts as long as what went on underneath it.

Interior painting

Walls, ceilings, trim, doors, staircases and railings — in lived-in homes as well as empty rentals. Floors and furniture are covered before anything is sprayed, and we clean up at the end of each day rather than at the end of the job.

Exterior painting

Stucco, wood siding, brick, trim, fascia, gables and garage doors. Exterior work is mostly preparation: washing, scraping, caulking and priming decide how many seasons the colour lasts through a Sacramento Valley summer.

Kitchen cabinet painting

Refinishing existing cabinet doors, drawer fronts and boxes instead of replacing them. Cabinets are the fussiest painting job in a house — degreasing, sanding and a sprayed finish are what keep it from looking brushed on.

Residential & commercial painting

Houses, rentals and HOA properties, plus offices, retail units and commercial buildings. Commercial jobs are scheduled around your opening hours where that is what the site needs.

Drywall, sheetrock & popcorn ceilings

Drywall repair and sheetrock repair, and popcorn ceiling removal — whether it is a patch before we paint or the reason you called in the first place. Holes, cracks, water damage and old textured ceilings all get made good and smoothed before any colour goes on, so the finished wall looks like it was never touched.

Common questions

What does it cost to paint a house?

There is no honest flat rate, and anyone who quotes you one over the phone is guessing. Price follows the square footage, how many colours, the condition of the surface underneath, and how much preparation it needs — two houses the same size can differ by a lot. So the estimate is free and it is done properly: we look at the job, then give you a written number. If you want a rough idea first, text a photo of the room or the house to (916) 350-4520 and we will give you a ballpark before anyone visits.

Do you charge for the estimate?

No. Estimates are free and there is no obligation to book. The owner comes out to look at the work himself rather than sending a salesperson.

Are you licensed and insured?

Yes to both — CSLB #1118200, an active C-33 painting contractor licence in California, and we carry insurance. You can look the licence number up on the Contractors State License Board site before you let anyone into your home, and you should.

Do you repair drywall and remove popcorn ceilings?

Yes. Drywall and sheetrock repair and popcorn ceiling removal are things we do — as preparation before painting, and as the job itself. If you have a hole, a crack, water damage or a textured ceiling you want gone, say so when you call and we will price it in with the painting.

Do you paint kitchen cabinets?

Do you do commercial work, or only houses?

Both. Roughly speaking, houses, rentals and HOA work on the residential side; offices, retail units and new-build commercial on the other. See residential & commercial painting.
