Residential & Commercial Painting

Residential Painting

Most of what we do is houses — interior and exterior, occupied and empty, single rooms and whole properties. That includes the work people do not always think of as painting: patching and texture repair before a wall can be coated, de-glossing old enamel on trim, and priming stains so they do not ghost through the finish.

We work room by room in occupied homes so you keep somewhere to live while it is happening, and we cover floors and furniture before anything starts rather than after the first drip.

Rentals and Turnovers

Rental turnovers are their own kind of job: the schedule is usually fixed, the property has to be ready for the next tenant on a particular day, and the work needs to hold up to several years of ordinary wear rather than look good for a viewing. That generally means a harder-wearing finish on the walls and proper preparation on the trim and door frames, which take the most abuse.

If you manage more than one property we can work through them in sequence rather than treating each as an unrelated job.

Commercial Work

Offices, retail units, and professional buildings mostly come down to one constraint: the business still has to operate. That usually means working outside opening hours, in phases, or on a section at a time, and it means the site being usable and safe at the end of every shift rather than at the end of the job.

Commercial interiors also see far more traffic than a house, so the finish matters more than the colour — corridors, door frames, and reception areas need something that can be cleaned without burnishing. Our team will tell you where a harder finish is worth the extra and where it is not.

A Commercial Job We Have Photographed

Most of our photographed work is residential. The full set, by city and by service, is in the project gallery.

Getting a Quote

The owner quotes every job. For commercial work that also means the scheduling gets agreed with the person who will actually be running the job, not passed along afterwards.

OP Painting has been painting properties in the Sacramento area since 2008 and holds California contractor licence #1118200. Call (916) 350-4520 or send the form below and we will get back to you.
