What We Paint Outside

Exterior work covers stucco, wood and fibre-cement siding, trim, fascia, soffits, shutters, front doors, garage doors, railings, and fences. Most houses in this area are stucco with wood trim, and those two materials fail in completely different ways — which is why a job priced as one flat rate per square foot usually means somebody has not looked closely.

Stucco chalks and fades under sustained sun, and develops hairline cracks as the building moves. Wood is where the real deterioration happens: fascia boards, trim, and door surrounds that lose their finish, take on water, and start to go soft at the joints.

Why Exterior Paint Jobs Fail Early

When an exterior job starts peeling a season or two after it was done, the cause is almost always the same: a coat of paint was applied over a finish that was already lifting. Paint cannot hold onto a surface that is not holding on itself. It looks fine on the day and comes away in sheets the following summer.

The work that prevents it is unglamorous and takes time — washing the surface, scraping back to something sound, sanding the edges so the repair does not telegraph through the topcoat, filling cracks, re-caulking joints that have dried and split, and spot-priming every bare area before painting. Our crew does that first, every time. It is also the reason an honest quote on a tired house is not the cheapest quote you will get.

Sacramento Valley Sun Is the Deciding Factor

Summers here are long, hot, and dry, and paint ages unevenly because of it. South- and west-facing elevations fade and chalk first, sometimes years ahead of the north side of the same house. Front doors and garage doors take direct afternoon sun and are often the most tired-looking part of an otherwise sound property.

It is normal for a house to need one or two elevations doing well before the others, and it is worth asking about — repainting the side that has actually failed costs considerably less than doing all four because one looked bad from the street.

The owner quotes every job. On an exterior the price is driven almost entirely by how much preparation the surfaces need, and that has to be seen. A number given over the phone before anyone has looked at the wood is a guess.
